One of the most exciting trends we've seen is the steady rebound in homebuyer activity. According to Redfin, their Homebuyer Demand Index reached its highest levels since September 2023, with pending home sales rising 6.5% year-over-year.
Mortgage-purchase applications also jumped 17% month-over-month to their highest levels since January. These numbers reflect a market that’s not just stabilizing but gaining momentum.
Locally, The Agency Northwest Florida Beaches has had an encouraging year across our key areas. From the graph, you can see:
- Sandestin Golf and Beach Resort remained a cornerstone of activity, maintaining strong sales volume compared to prior years.
- Miramar Beach saw a significant uptick in 2024, signaling growing interest in this vibrant area.
- Santa Rosa Beach also showed steady performance, highlighting its appeal to both primary and secondary homeowners.
Destin, while still a strong performer, experienced a slight dip compared to the peaks of 2020 and 2021. However, the consistent interest in this area underscores its enduring value as a desirable market.
Looking Ahead to 2025
As we head into 2025, the national and local markets are showing promising signs. Despite high mortgage rates, buyers are adjusting to the new normal and recognizing that rates may remain in the 6% to 7% range for the foreseeable future. This acceptance is driving increased activity, with many buyers motivated to lock in deals before further rate fluctuations.
In our community, the demand for quality, move-in-ready homes is stronger than ever. Sellers who’ve been patient are now seeing their properties garner renewed interest, and buyers are eager to secure homes that meet their needs and expectations.
