Q&A: Why Wellness Yards Are the New Must-Have in Coastal Homes

Here on the Emerald Coast, outdoor living isn’t just a bonus—it’s a lifestyle. From sunrise yoga on the deck to post-beach outdoor showers and backyard saunas, the great outdoors has officially gone wellness. So what exactly is a wellness yard—and why is it popping up in more Northwest Florida homes?

We sat down with Gary Bowman, one of our agents at The Agency Northwest Florida Beaches, who recently closed a nearly $3 million home in Sandestin's Burnt Pine neighborhood, to talk about the trend that’s redefining outdoor living.

Q: Are more homebuyers asking about wellness features outside?
A: Absolutely. We’ve seen a surge in interest for outdoor spaces that promote well-being—especially in vacation homes and luxury properties. From cold plunges to garden lounges, buyers are drawn to outdoor areas that support physical health, mental clarity, and a deeper connection to nature.

Q: What does a “wellness yard” actually include?
A: Think of it as an outdoor sanctuary. Here on the Gulf Coast, popular features include infrared saunas, cold plunge tubs, yoga platforms, outdoor showers, and tranquil reading nooks. Add in some lush greenery, ambient lighting, and ocean breeze? You’ve got wellness on demand.

Q: Who’s leading the trend?
A: We see interest across the board—from Millennials to Boomers. Remote professionals want energizing spaces to start their day; retirees want serene places to unwind. The beauty of our region is that our mild climate makes these spaces usable almost year-round.

Q: Does it actually impact resale value?
A: Without a doubt. Wellness features that are turnkey and well-integrated tend to stand out—and sell faster. Outdoor showers, in particular, are simple but wildly appreciated, especially in coastal homes. And high-end buyers are loving homes with saunas and plunge-ready spaces already built in.

Q: Is this just a trend, or the future of outdoor design?
A: It’s definitely the future. Just like we reimagined kitchens as social hubs, we’re now designing backyards as wellness zones. It's more than luxury—it's lifestyle-driven design with long-term appeal.

Q: Any design tips for creating a wellness yard?
A: Privacy is key—whether you're meditating or taking an icy plunge, no one wants an audience. Weatherproofing is another big one. With our salty air and storm seasons, materials matter. We always recommend durable, coastal-resistant finishes.
